Every visit includes up to 2 hours of active labor. Any time beyond 2 hours is billed at $100/hr with your approval.

- Full interior and exterior walk-through
- Timestamped photo report within 24 hours
- Smoke and CO detector test
- HVAC filter condition check
- Under-sink moisture check — all bathrooms and kitchen
- Pest evidence check, appliance visual checks
- Exterior — gutters, soffits, doors, windows, locks
Minor repairs included (any task under 30 min)
- Caulk touch-up, door/cabinet hardware tightening
- Outlet/switch covers, smoke detector battery swap
- Running toilet adjustment, simple faucet drip repair
- Weatherstripping, towel bar, curtain rod, hinges
- Picture hanging, garbage disposal reset, ceiling fan
Basic consumables up to $15 included. Parts above $15 billed at cost, no markup.
Vehicle service (Home Care + Vehicle plan)
- Fluid levels checked and topped monthly
- Tire pressure, battery terminals, lights inspection
- Oil change coordination — drop-off and pick-up
- Monthly exterior wipe-down

- Any single repair exceeding 30 minutes
- Parts or materials above $15
- Visit time beyond 2 hours
- Licensed electrical, plumbing, or HVAC work
Terms
Billing
Subscription billed monthly on the same date. Payment processed automatically. Additional labor and materials billed separately at month end.
Scheduling
Visits scheduled monthly by mutual agreement. 48 hours notice provided. Client must provide property access.
Additional work
Any repair exceeding 30 minutes or the 2-hour visit limit requires client approval before proceeding. No surprises.
Cancellation
Either party may cancel with 30 days written notice. No cancellation fees.
Liability
Stud Services LLC carries general liability insurance. Not responsible for pre-existing conditions or hidden defects. Photo documentation serves as a record of property condition.
Communication
Available Monday–Friday, 8am–6pm. Same business day response. Urgent issues addressed as promptly as possible.
